Mr. Schmidt has been appraising proposed and existing real estate
since 1975. He is an experienced expert witness in United States
District Court, Santa Clara County Superior Court, the Public
Utility Commission of the State of California, and the American
Arbitration Association.
His experience includes real estate development, appraisal
assignments for lenders, attorneys, accountants, corporations,
municipalities, litigation support, and individuals for estate
planning, diminution in value, mortgage lending, gifting,

Mr. Prescott has been appraising proposed and existing commercial,
industrial, and residential property since 1985. Past work includes
fee simple, leased fee, easement, and partial interest appraisals
for improved properties and/or land for office buildings, warehouses,
industrial and R & D buildings, apartment complexes, mobile
home parks, self-storage facilities, auto dealerships and race
tracks, theaters, schools, service station and fast food sites,
attached and detached single family dwellings, agricultural
properties, residential and commercial condominiums, cooperatives,
and commercial and residential land development projects, and
rent surveys.
Mr. Prescott is an experienced expert witness in land valuation,
construction defects, subdivision analysis, retail centers,
gas stations, and standard of care for appraisers in over
30 cases in the past 10 years, about 50/50 for the defense
and plaintiff. He has appraised for government agencies, lenders,
attorneys, accountants, corporations, and individuals for
eminent domain, estate planning, tax appeal, mortgage lending,
litigation support, construction defects, partnership disputes,
lease negotiation, mis-management, fire damage, earth movement,
gifting, taxation, subdivision, investment, collateralization,
purchase, and sale. He is a trained mediator, specializing
in property dispute resolution. Mr. Prescott has 12 years
prior experience in the industrial property insurance industry
as a loss prevention engineer, underwriter, and broker.

David L. Snively is a professional real estate appraiser in
Northern California with more than 30 years experience in Appraisal,
Expert Witness Testimony, and Valuation Consulting. He has been
a resident of the Bay Area since 1963 and has a strong working
knowledge of the many local markets in Alameda, Contra Costa,
Marin, Monterey, San Benito, Santa Cruz, San Mateo and Santa
Clara counties.
Since 1976 he has been appraising proposed and existing commercial,
industrial, agricultural, special purpose and residential
property. He is an experienced expert witness in eminent domain
and right of way issues. Mr. Snively has appraised for government
agencies, attorneys, and individuals in eminent domain, litigation
support, partnership disputes and tax appeal cases. He has
qualified as an Expert Witness in Federal Bankruptcy Court
and the Superior Courts of Alameda and San Mateo Counties;
court ordered mediations and arbitrations in Santa Clara,
San Mateo and Alameda Counties and pre-trial mediations with
JAMS. Two of those trials were eminent domain proceedings
involving cemeteries.
Mr. Snively began his career with Clevenger Realty Appraisal
Corp working with Floyd D. Clevenger, MAI, SRA on primarily
eminent domain and other types of complex litigation appraisal
assignments. As a senior appraiser, he worked with many of
the Bay Area’s preeminent condemnation attorneys on
a number of precedent-setting cases. In 1999 he joined Ashley,
Chapman & DeVoe (now Dean Chapman and Associates), appraising
primarily for eminent domain and litigation purposes of special
purpose properties, including cemeteries, milk processing
plants and solid waste/ recycling facilities. Mr. Snively
joined The Schmidt-Prescott Group in 2006, continuing these
specialties and expanding the team’s capabilities in
the eminent domain arena.
Mr. Snively is licensed as a Certified General real estate
appraiser with the State of California, No. AG009687. He is
an associate member of the Appraisal Institute and a member
of the International Right of Way Association (IRWA).
Mr. Watson has been appraising proposed and existing real
estate since joining The Schmidt-Prescott Group, Inc. in 2002.
Past work includes improved properties and/or land for office,
industrial, apartment complexes, auto dealerships, attached
and detached single family dwellings, residential and commercial
condominiums, and commercial and residential land development
projects. His experience includes appraisal assignments for
lenders, attorneys, accountants, corporations, government
agencies, and individuals for estate planning, mortgage lending,
taxation, purchase, and sale.
He earned a B.S. degree in Electrical Engineering at the University
of California, Santa Barbara and he holds a Certified General
Appraiser License (AG040050). Mr. Watson’s previous
experience includes construction cost estimating, a valuable
skill in the appraisal profession.
Mr. Drake began his appraisal career with the Schmidt-Prescott
Group in 2004. He holds a Certified General Appraiser License
(AG031568) and is an associate member of the Appraisal Institute,
working toward earning the MAI designation. His experience
consists of appraising a wide variety of property types including
office, medical office, surgery centers, industrial, R&D,
warehouse, self storage facilities, agriculture, apartment
complexes, retail centers, auto dealerships, restaurants,
fast food, commercial condominiums, and single family dwellings.
Mr. Drake earned a bachelor's degree in Broadcast Communications
from San Francisco State University. He has taken many courses,
seminars and workshops in the field of real estate appraisal,
offered by the Appraisal Institute. His inquisitiveness and
persistence contribute to his success in real property appraisal.
Mr. Cacioppo joined the Schmidt-Prescott Group in 2008. He holds
a Certified General Real Estate Appraiser License (AG029964).
Mr. Cacioppo has been in the real estate appraisal field since
2001. Working in both the residential and commercial sectors
of valuation, Mr. Cacioppo has established himself as an accomplished
and credible appraiser. Mr. Cacioppo has developed and delivered
valuation lectures to other real estate professionals, shared
his expertise and experience by mentoring other appraisers,
has delivered testimony as an expert witness, and actively
participates with his peers in exercises intended to share
knowledge and expertise.
He has taken many courses, seminars and workshops in the field
of real estate appraisal, offered by the Appraisal Institute,
including courses in litigation appraising and the appraiser
as an expert witness. Prior to his career in Real Estate Valuation,
Mr. Cacioppo was an Information Technology professional, working
for both consulting firms and end users, specializing in networking
and infrastructure integration.
Louis de la Girond'arc began his appraisal career with the Schmidt-Prescott
Group in 2005. He holds a Real Estate Appraiser Trainee License
(AT037881) and will earn a Certified General Appraiser License
in 2008. He is an associate member of the Appraisal Institute
and is working toward earning the MAI designation. His experience
consists of appraising a wide variety of property types including
residential land, office, medical office, industrial, R&D,
warehouse, apartment complexes, retail centers, restaurants,
hotels, commercial condominiums, and single family dwellings.
Mr. Girond'arc earned a bachelor's degree in Electronic Engineering
Technology from California Polytechnic State University at
San Luis Obispo, and has taken many courses, seminars and
workshops in the field of real estate appraisal, offered by
the Appraisal Institute. His attention to detail and computer
skills contribute to his success in real estate appraisal.
Mr. Sinclair has been appraising proposed and existing commercial real estate
since 2006. He holds a Real Estate Appraiser Trainee license (AT0042547)
and will earn a Certified General appraiser license in summer 2008. Past work
includes the valuation of office buildings, hotels and motels, industrial properties,
apartment complexes, service stations, restaurants, marinas, retail centers, mixed-use properties,
residential subdivisions, rent surveys and other property types.
He has appraised for lenders, attorneys, and individuals for litigation,
estate planning, mortgage lending, investment, purchase, and sale.
Mr. Sinclair has taken many courses in real estate appraisal
through the Appraisal Institute, of which he is an associate member.
He also has 13 years experience in the software industry as a senior project manager
and software implementation consultant for Search and Content Management solutions.
He graduated from San Francisco State University with a Bachelor’s degree in Journalism.
Ms. Solis earned a B.A. in Sociology and a M.A. in Education from Holy Names University in Oakland, California. She holds a Standard Teaching Credential for Elementary School. She began appraising residential real estate in 1986. She joined The Schmidt-Prescott Group, Inc. in 1996, where she began appraising commercial property. Ms. Solis is highly adept at quickly developing a trusting relationship; her career crystallized in the area of data research and verification, leading to a specialization in that aspect of the appraisal profession. Because she is well organized and detail-oriented, the firm later added office management to her job responsibilities.
Ms. Bigham grew up in the San Francisco Bay Area and graduated from U.C. Berkeley with a B.A. in Bacteriology, and from San Francisco State University with a M.A. in Microbiology. She worked in biotechnology and computer high-tech before changing careers to real estate appraisal in 2006. She completed courses in real estate, economics and business law at De Anza College as well as classes and seminars offered by the Appraisal Institute. She holds a Real Estate Appraiser Trainee License and is an associate member of the Appraisal Institute.
She joined The Schmidt-Prescott Group, Inc. in the fall of 2007, where she combines her computer and research skills and applies them to the appraisal discipline.
