Mr. Schmidt has been appraising proposed and existing real estate
since 1975. He is an experienced expert witness in United States
District Court, Santa Clara County Superior Court, the Public
Utility Commission of the State of California, and the American
Arbitration Association.
His experience includes real estate development, institutional grade TIC investments,
valuation opinions in real property dispute arbitration and mediation, tax appeals, standard of care testimony,
inverse condemnation, and appraisal assignments for attorneys, lenders, accountants, corporations,
municipalities, litigation support, and individuals for estate planning, diminution in value,
construction defects, bankruptcy court, vacant and improved land lease renewals, mortgage lending,
gifting, taxation, purchase, and sale.
Past work includes fee simple, leased fee, easement, air rights,
and partial interest appraisals for improved properties and/or land for asphalt batch plants,
mobile home parks, movie theaters, dormitories, sororities, funeral homes, self-storage facilities,
skilled nursing facilities, auto dealerships, schools, gas stations, medical office buildings and
surgery centers, office buildings, warehouses, industrial and R & D buildings, agriculture,
apartment complexes, shopping centers, residential and commercial condominiums, attached
and detached single family dwellings, including residential subdivisions and land development projects.
